    • Your chosen lender will be able to help and guide you to determine you buying price range with confidence and take out the stress that comes with financing. This lender should also be available to you, as well as properly explain their programs and their process to help ease your financing experience.

    The days of tedious online searching only to find out that the property is sold are over!

    We will set up searches based on your criteria to get to most up-to-date properties for sale. When a home gets listed that matches your Wish-List, you will get the information first hand. Our state of the art system works hand in hand with you… Save your favorites, reject ones that do not interest you, we can even recommend homes as well! Your Buyer’s portal will cater the buying process to you! You will even be able to email directly to us the home that you wish to view! ALL in One place!

    YES! You have interest in a home. We will customize a schedule that is convenient for you! Sometimes, a property is so popular that you need to get in it immediately! We will make it a point to be available to get you in that hot property!

    Writing and Negotiating your offer

    OK… so you found your perfect home. What’s next? Our Agents will tailor an offer to fit your needs. Special Financing terms? Occupancy issues? No problem! Not only do we work with you and your needs for the home, we will also work with your lender to make sure that your financing needs are met too!

    • Here’s where the experience pays off. Our agents will negotiate with the seller’s agent to settle on a compromise that works with both parties, yet keeping your Needs in mind first!

    ACCEPTED DEAL

    Now the REAL WORK begins! Your deal has been accepted and a lot of moving parts have to be organized and coordinated before we can close. We will be HANDS-ON to help you navigate and bring together everything that needs to happen!

    • Conditions to the offer, AKA Contingencies… get scheduled and worked thru. A Big One being the Home Inspection. We will attend the inspection so that we understand the issues to better be able to negotiate on your behalf should something arise that needs immediate attention.

    • Lender will also have items to check off their list. We will be working with them to ensure that their process is going smoothly… Including the appraisal and any title documents that they need to satisfy their checklist.

    • Another Trusted partner in the deal is the Title company. We work directly with them, helping them collect any items they need in order to issue and Insure clear title.

    CLOSING!!

    Contingencies are removed, Lender and Title are ready and now is the time to Celebrate!! BUT our job doesn’t stop there….

    • All the moving parts get organized and everything comes together at the closing table. We will be involved to schedule and coordinate the final odds and ends to help make your closing go as smoothly as possible.

    • Smaller yet equally important details also get handled on our end. Final Water bills, occupancy details and escrow, potential negotiated terms or repairs… We don’t stop til everything is handled.
