One of our Experienced Agents will put together a packet of information that contains research on your home as well as your neighborhood and area. Pricing your home CORRECTLY is key! Too low, as many unexperienced agents do, causes chaos, and generally ends up with “Market Value” offers anyway! Leading to unnecessary chaos and stress for both the buyer and the seller. A properly priced home, will also see multiple offers to choose from, but from the qualified end of the spectrum of buyers.
- We rely on the Research! We will bring Comparable sales and Currently Active Homes to back up our opinion. Online tools like “Zestimate” are NOT based on actual data and therefore cannot possibly be correct. Plus.. No Lender or Appraiser goes to “Zestimate” to perform their evaluation. They rely on the REALTOR’s database!
- We also schedule an appt to meet with you and take a look at what is in your home to help in our evaluation! Your home is unique and you have proudly made it custom to you. We look for those extras items that you have put into your home not only for value purposes but also for marketing and to help make your home stand out from your neighbors!

First things first; you will want to research some of the TOP experienced Real Estate Agents that service your area! Don’t be afraid to call around and talk to a few agents to get a feel of who would best represent the sale of your home! Once you have found the agent that best suits you ask your agent about getting “Free Home Market Analysis”.
A: A Free Home Market Analysis is exactly that… A Market Analysis that is used to provide detailed information pertaining to the sale of your property. This packet will include information such as: identifying market trends in the area (time on the market, supply and demand rates), gathering the current and past sale info on comparable properties in your area in order to see what your home would really be best valued at as well as a detailed marketing plan so you can see exactly what information your home will be listed on the market with.
B: It is important to Price your Home Correctly! A lot of inexperienced realtors will under price a home to gather an abundance of Multiple offers. Generally, those offers will generate Market Value anyway. While it sounds exciting, they are really underserving their client! Only 1 buyer can purchase your home, not 50. A correctly priced home will also generate multiple offers, but it will not create the frenzy and emotional stress for you or the buyers. You will receive less offers, but targeted to the correct and serious buyers. Not people looking to get something for nothing!
First things first…. you will want to advise your agent on the kinds of repairs that you were planning to take care of-- we say this because these specific renovations and improvements that you believe your property may need to increase value might not be necessary to get TOP dollar value for your home! It
wouldn’t make sense to install new granite countertops if you only stand to break even or even lose money on them! Your realtor knows exactly what the consumer in your area is looking for! Your agent may just advise on doing minimal repairs i.e.: a new coat of paint, new carpet, new landscaping,
declutter Vs. new gutters, new pavement, new roof, etc. All in all, any repairs that you are considering is best to be discussed with your experienced agent before performing!
At the time your experienced agent should provide you with a Net Proceeds Breakdown which lets you know how much to expect once your property has been sold. After you and your agent have gone over the N.P. Form your agent will then advise that you do one of two things: 1) Contact your Lender (what every company you bank with) to begin the PRE-APPROVAL process, or you can use one of the TRUSTED PROVIDERS that your experienced real estate agent would be happy to recommend to you! Once you have obtained the pre-approval, then you can begin to search for your next dream home.
